Primary market inventory is down 21.9% even as sales rise 28.2%

These numbers cover the three months ending July 31, 2026. The one fact that changes what you should do: inventory here is shrinking while sales are climbing. That combination puts sellers in a stronger spot than the national headlines imply.

The National Association of Realtors put U.S. supply at 4.9 months. Most of our ZIP codes are well below that. Local competition for listings is thinner than the national backdrop suggests.

ZIP 92129 had the tightest supply in this group. The Real Estate Data Aggregator counted just 1.5 months of supply there, down 1.3 months from a year before. Sales were up 41.1%. Nearly half of homes, 45.7%, sold above list price.

ZIP 92130 moved the fastest. The Real Estate Data Aggregator put median days on market at 19, five days shorter than last year. Homes sold at exactly 100% of list price on average, up 1 point. That means sellers are getting what they ask, and a little more in 36.1% of cases.

ZIP 92126 saw the sharpest drop in new listings, down 20.8% according to the Real Estate Data Aggregator. Inventory fell 28.6% at the same time. Pending sales jumped 32.1%. Price was nearly flat, down just 0.1%. More buyers, fewer homes, price held steady.

ZIP 92128 had the most sales of any ZIP here. The Real Estate Data Aggregator counted 198 homes sold, up 28.6%. Supply is 2.6 months. Days on market ticked up 3 days from last year, the only ZIP in this group that got a little slower.

ZIP 92127 saw a median price dip of 10.5%, to $1,510,000. Sales still rose 17.7% and pending sales jumped 29.8%. The price move is worth watching, but the volume tells a different story.

ZIP 92014 had the biggest sales jump in the market. The Real Estate Data Aggregator counted 50 homes sold, up 127.3% from a year before. Inventory fell 29.7%. Pending sales rose 87.5%. The median price climbed 15.9% to $3,112,500.

ZIP 92067 is the one ZIP closest to the national supply level. The Real Estate Data Aggregator counted 4.8 months of supply, down 2.1 months from last year. Still, only 7.1% of homes sold above list, and the sale-to-list ratio was 94.9%. Sellers here have more room to negotiate than in the other ZIPs.

In ZIP 92129, 44% of homes went under contract within two weeks. In ZIP 92064, it was 43.5%, up 8.8 points from last year. These are not slow markets. Buyers who wait on a home they want are often too late.

Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. That is the borrowing cost buyers are working with. The National Association of Realtors reported 4.9 months of national supply, the highest in over ten years. Our market, at well under 3 months in most ZIPs, is a different situation.

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Several ZIPs here outpaced that by a wide margin.
